First, thank you for considering our properties for your getaway! We will do everything possible to make certain you enjoy your stay. Please take a moment to review our House Rules and other good info!

Check-in time is 3:00 p.m. unless other arrangements have been made. Sometimes the turnaround time is short, but we will make every effort to accommodate your needs. Check-out time is 11:00 a.m.

Each property comes stocked with essentials like toilet paper, paper towels, a few pantry staples, and basic cleaning supplies. You're more than welcome to use the items provided, but if you happen to run out during your stay, you will need to purchase any additional supplies you may need. Basic cleaning supplies are provided, along with a broom, mop, and vacuum for your convenience. You'll also find extra towels and blankets, plus an iron and ironing board available for your use.

High-speed internet and Smart TVs are available at every property. Please note that cable TV isn’t provided, so don’t forget to bring your own streaming logins! Each cabin is stocked with indoor and outdoor games, movies, a DVD player, and a selection of books—everything you need to unwind and enjoy your stay.

Each property includes a gas grill for your convenience, and some locations also offer charcoal grills. If charcoal is your preference, feel free to reach out—we’re happy to confirm if the property you have in mind has one. You’ll also find a firepit at every spot, perfect for cozy bonfires when the weather’s just right.

Guests must be at least 25 years of age to reserve a property. Additionally, the individual named on the rental agreement is required to be present onsite throughout the stay. Minor children must be supervised at all times and may not be left unattended.

All properties are non-smoking. Smoking includes cigars, cigarettes, vaping, and marijuana. If you choose to smoke, it is our expectation that you will smoke outside and dispose of used items properly. Smoking inside the property will result in an automatic forfeiture of your security deposit.

We’re pet friendly! Just be sure to let us know in advance—undisclosed pets will incur a $50 fee per animal upon arrival and require a signed pet agreement, or they’ll need to be removed. Pets must be leashed, never left alone for long periods, and owners are responsible for cleanup and any damage, which may be deducted from the deposit.

Your reservation covers the number of guests listed at the time of booking. Any additional, unapproved guests may incur a fee of $50 per person, per night, which will be deducted from your deposit. For safety and compliance with local fire codes, overnight occupancy must not exceed 8 guests without prior written approval. If you need to change the number of guests, all we ask is that you notify us prior to check in.

Quiet hours are from 10:00 pm to 7:00 am Sunday thru Saturday. Please be respectful of the neighbors. Unfortunately, these are not our rules, but part of a Breezy Point city ordinance. In the event we receive complaints, ramifications may range from forfeiture of your damage deposit to asking you to vacate the property in which any unused nights will not be refunded.
